Amounts

How much you get

Up to $30,000 for housing rehabilitation: minor projects of $10,000 or less (such as a new roof or heating and air system) and moderate projects over $10,000 (a full scope of work to bring the home up to housing and energy-efficiency standards). Emergency repairs of up to $10,000 count toward the same total. The help is recorded as a deferred forgivable loan, reduced by 10% for every year of the affordability period, that doesn't have to be repaid if you keep living in the home; homeowners pay a share of some costs (10% of an emergency heating repair, and 5% to 10% of maintenance work, by income).

Eligibility

Do I qualify?

You need to meet all 6 of these.

  • Your home is in Washington, Arkansas.

  • The program serves single-family homes that the owner lives in; everyone on the title signs the application.

  • Single-family owner-occupied homes. Homes built before 1978 get top priority.

  • Household adjusted gross income must be 80% or less of the area median income, adjusted for family size.

  • The property can't be in violation of city ordinances, and junk, debris and yard waste must be cleared before a rehab contract is signed.

What to doClear any junk, trash or yard waste and fix any city code violations; program staff may help remove yard waste and large items.

  • You sign a deferred forgivable loan agreement (5 years for $2,000 to $10,000, 10 years for $10,000 to $30,000). If you sell during that period, you repay the remaining balance.
