Do I qualify?

You need to meet all 5 of these.

  • Your home is in South Carolina.

  • Gross annual household income at or below 80% of area median income for your household size and county.

  • You must own and live in the home as your primary residence, and not own other improved real estate such as a second home or rental property.

  • Manufactured and mobile homes must have been made within 25 years of the application, and you must own both the home and the land. The home's pre-repair tax-assessed value must be under SC Housing's county home value limit.

  • Repairs must not be covered by existing insurance.

Applying

How to apply

Follow these steps.

  1. Find an SC Housing approved sponsor for your county.

Use the List of Approved Sponsors by County on the SC Housing Trust Fund page. Sponsors are nonprofits, local governments and councils of government.

  2. Apply with the sponsor and give income documents.

The sponsor checks income for every adult in the household (tax returns, W-2s and other income proof) and inspects the home.

  3. The sponsor applies to SC Housing and coordinates the repairs.

The sponsor manages qualified contractors; larger jobs may need a private home inspection.

  4. Sign the loan or restriction documents if required.

Repairs over $15,000 are a forgivable loan, and $20,000 or more needs a recorded 20-year Land Use Restriction Agreement.
